New Barnegat Restaurant Opened By Concert Organizer

Barnegat Bay Homes for sale Karl Hess

A new restaurant by Michael Selvanto, Michael's on the Bay, was recently opened in Barnegat overlooking Barnegat Bay.

Michael's On The Bay, at Sun Harbor Bay Club, is sure to be the "Jersey Shore's" premier Steak, Seafood & Pasta House. Proprietor Michael "Uncle Mike" Selvanto, decided to provide eclectic cuisine & warm service to the neighborhood & tourists alike with breathtaking bay-front views. Michael's On The Bay is a great place to "flock" when meeting friends, relaxing, or getting away from the daily routine.

One of the unique ideas Michael has for the restaurant is putting up a 50 foot screen in the outdoor dining area for a drive-in...except this drive-in is by boat. That's right, you'll be able to sit on your boat and watch a movie...great fun!

Michael Servanto is a music producer and concert promoter. He is mostly known for organizing the LIVE 8 concert in Philadelphia in 2005. It was one of the first Live 8 concerts announced, as the city had played host to its Live Aid predecessor in 1985, and, until the inclusion of a concert outside Toronto, was the only city in North America to represent Live 8. It did, however, remain the only United States city to participate in the event.

The Live 8 Philly lineup included megastars Stevie Wonder, The Black-Eyed Peas, Toby Keith, Bon Jovi, Kanye West, Dave Mathews Band, Linkin Park, Def Leppard, Keith Urban, Rob Thomas and included other entertainment stars such as Natalie Portmam and Will Smith.

Michael's on the Bay is open Friday and Saturday, 6 AM until ???? During the week (Sunday thru Thursday) 6 AM to 9 PM. Boat delivery and catering is available...so get to Michael's on the Bay, either by car or by boat!

Help Save the Bay

Barnegat Bay Homes for sale Karl Hess

Springtime means gardending, but be careful with your fertlizer usage.

New Jersey's new fertilizer law, the toughest in the nation, provides the framework for growing a healthy lawn while reducing pollution to our waterways. Earth Week is a perfect time to begin thinking more carefully about how we use fertilizers. Taking greater care in how we apply them is one of the simplest things we can do to make a huge difference in protecting our environment.

No doubt a green and healthy lawn gives many of us a great sense of pride and accomplishment. But many people tend to overuse fertilizers or apply them sloppily, leading to degraded water quality from too many nutrients being carried with stormwater runoff into our streams, lakes, rivers and bays.

The law requires consumers to follow best management practices when using fertilizers; sets a requirement for creation of a certification program for lawn care providers; and ultimately requires manufacturers to reformulate fertilizers to decrease the total amount of nitrogen in their products and increase the amount of slow-release nitrogen they contain. In addition, the law prohibits use of phosphorous in fertilizer for turf unless a soil test indicates it is needed.

The first phase of the law went into effect immediately with the signing of the legislation on Jan. 5, and requires the use of best management practices to reduce the impacts of fertilizers on waterways. Specifically:

  • Consumers may not apply lawn fertilizers from Nov. 15 through March; professionals may not apply them from Dec. 1 through March 1.
  • Fertilizer application is banned during winter months or when the ground remains frozen.
  • Fertilizer application is prohibited during - or just before - heavy rainfall.
  • Fertilizers may not be applied within 25 feet of any water body except when applied in a way that will limit their outward spread to 10 feet, such as with a drop spreader, targeted spray or rotary spreader equipped with a deflector.
  • Consumers and professionals must limit the amount of nitrogen they apply per application as well as during the course of the year.

In general, if you follow label directions regarding application rates and frequency of applications you should be able to comply with the intent of the law. Also take a few extra minutes to sweep up stray granules of fertilizer from pavement.

Additional components of the law will be phased in over the next two years. For details on the law and tips on eco-friendly lawn care, visit: http://www.nj.gov/dep/healthylawnshealthywater.>

Stafford Twp Housing Market Conditions, including Manahawkin homes for sale, is a compilation of statistical data in graph and written form. Data indicates market conditions on a local level in a one month "snapshot." A housing market analysis is available from me, Karl Hess, for any neighborhood in Ocean County, Monmouth County and on The Jersey Shore.  Each report includes a summary of the overall trends and an interactive map of the local housing market conditions and can be produced within minutes of your request.

Total                Avg. List Price              DOM               Median Price

Currently Active             327                  $351,677                     146                  $325,000

Sold                               14                    $324,671                     141                  $299,275*

Expired                          16                    $293,412                     249                  $278,450

Stafford Twp homes sold price versus list price has a gross adjustment of 92%. (DOM - average ‘Days on Market') (* Average Sold Price)

The percentage of the sold price versus the final list price  should not to be confused with the original asking price.  For example, if a home was listed at $450,000 three months ago and the list price was changed to $400,000, the difference is between the last listing price and the sold price is 92%, which in this case would be $368,000. (8% of 400,000 is 32,000. So, 400,000 - 32,000 = 368,000)
