What is My Ocean County Home Worth?

What is the fair market value of my Ocean County Home?

Whether your are in Point Pleasant, Brick Twp, Toms River, Lacey Twp, Barnegat, Manahawkin or anywhere in between, we all have questions of what our Ocean County Home is worth or what is the fair market value of my Ocean County Home?

These are two very common questions when people are considering selling a home. Talk to any real estate agent, and the first thing they'll tell you about calculating home value is that location is a big factor, but not the only factor. After the big real estate crash many people are asking themselves, "What is the fair market value of my home?"

Most of us understand there are more factors involved in calculating home value than just granite countertops and stainless steel appliances. We also know that there are online sources like www.HomeValuesInOceanCounty.com that can assist with determining Ocean County house values by address. HomeValuesInOceanCountyNJ.com is one of the best ways to calculate the market value of your house because it doesn't just use algorithms and general housing data.

HouseValuesInOceancounty.com and Karl Hess provides local real estate expertise that can determine the real fair market value of your home. It's okay if you are just checking out the value of your home and aren't actually ready to sell your house. Asking me for help in calculating your home value is very common in today's economy. Many people are wondering, "Could we sell our home if we had to or wanted to?"

Whether you are trying to calculate the value of your home because you are thinking of selling or just out of curiosity, here are five factors to consider.

Five Factors that Help Determine the Market Value of Your Home

Home Location

Location is the key influence for calculating the value of your home. Besides the proximity of the home to a major metropolitan area or a breathtaking view, these are a few more location factors that can increase home value:

  • Proximity to schools, parks and points of interest

Homes within reasonable walkability to schools or parks will strongly influence buyers with small children. However, homes that boarder school or park property lines may suffer in home value due to unwanted traffic, parking limitations and the likelihood of youth mischief.

  • Neighborhood with increasing desirability

Where is new growth heading in town? Will there be any new business areas, grocery stores, or libraries in the future?

  • Proximity to infrastructure

Is the house surrounded by other houses? Apartment complexes? Other buildings? The best possible situation for your home is to be situated between two other houses and located along a road without yellow traffic lines.

Homebuyer Demographics

After you buy a house, the market value of your home is affected by who else is likely to purchase the property. If the property is a perfect starter home for pre-family newlyweds, and the main homebuyers in town are senior-citizens, the fair market value of your home might be lower than you think.

Older buyers typically look for one story homes without stairs, whereas families with small children often desire homes with a front yard away from a busy street and multiple bathtubs.

Home Storage Space

The more closets, garages and laundry rooms a house has, the higher the fair market value of your home. Most homebuyers look for a walk-in closet in the master bedroom, as well as closets in high traffic areas like front entryways, bathrooms and other bedrooms.

The two-door garage is the most common size for most homes, yet three-car garages are becoming more and more common.

As for the laundry room, the washer and dryer units should be located together in a common access space without creating an eyesore.

Kitchen

The kitchen is the most active area of a home. Typically, the following features add value to the kitchen:

  • Granite countertops
  • Stainless steel appliances
  • Gas stovetops
  • Convection ovens and microwaves
  • Ice machines
  • Cable television access ports

Also, the proximity of the kitchen to the dining room and family room will impact the usability of the house and thus is a factor in calculating the value of your home.

Home Layout and Size

Homebuyers typically look for homes with three to five bedrooms with an average of one shower per every two bedrooms. Split bedroom plans with bedrooms on opposite sides of the house are a popular trend with modern homes. Also, many real estate professionals love to use the phrase ôlight and brightö to highlight homes with lots of natural lighting.

As for size, most residential neighborhoods will have a slight variation in square-footage and number of rooms, but they all should be within a standard deviation of one another. If resale value of your home is a big concern, it's in your best interest to not buy the largest home in the neighborhood. When calculating the market value of your home, real estate professionals measure the homes in the surrounding area against yours, and if most of the nearby properties are smaller than yours, it can act as an anchor to drag down your fair market value.

The median asking price for a home in Ocean County. NJ is $299,900. The median sold price is $274,000 which results in a sales price vs listing price ratio of 93%. These statistics can vary widely depending on your exact location; go to www.HomeValuesInOceanCountyNJ.com for a personalized home market report for your neighborhood.

Homeless Vets on Veterans Day

Veterans DayTomorrow, November 11, is Veterans Day. Tomorrow there will be over 100,000 vets living on the street with another 1.5 million at risk of being homeless. These veterans provided the rest of America with security; can't we return the favor?

America’s homeless veterans have served in World War II, the Korean War, Cold War, Vietnam War, Grenada, Panama, Lebanon, Afghanistan and Iraq, and the military’s anti-drug cultivation efforts in South America. Nearly half of homeless veterans served during the Vietnam era. Two-thirds served our country for at least three years, and one-third were stationed in a war zone.

About 1.5 million other veterans are considered at risk of homelessness due to poverty, lack of support networks, and dismal living conditions in overcrowded or substandard housing.

Although flawless counts are impossible to come by – the transient nature of homeless populations presents a major difficulty – VA estimates that 107,000 veterans are homeless on any given night. Over the course of a year, approximately twice that many experience homelessness.

What can I do?

  • Determine the need in your community. Visit with homeless veteran providers. Contact your mayor’s office for a list of providers, or search the NCHV database.
  • Involve others. If you are not already part of an organization, align yourself with a few other people who are interested in attacking this issue.
  • Participate in local homeless coalitions. Chances are, there is one in your community. If not, this could be the time to bring people together around this critical need.
  • Make a donationto your local homeless veteran provider.
  • Contact your elected officials. Discuss what is being done in your community for homeless veterans.

The Department of Veterans Affairs' (VA) has founded a National Call Center for Homeless Veterans hotline to ensure that homeless Veterans or Veterans at-risk for homelessness have free, 24/7 access to trained counselors. 1-877-424-3838.

The fact that we give so much lip service to honoring our vets, how about we "honor" them with a place to live.

And Castles Made of Sand Melt into the Sea…Eventually

Shored Up, the new documentary about the barrier islands of the U.S., featuring Long Beach Island, New Jersey. Surfers, scientists, politicians and residents help bring us a birds' eye view of the beauty and danger of the living in these low-lying communities on our ocean's edge.

Shored Up is a documentary that asks tough questions about our coastal communities and our relationship to the land. What will a rising sea do to our homes, our businesses, and the survival of our communities? Can we afford to pile enough sand on our shores to keep the ocean at bay? In Long Beach Island, New Jersey and the Outer Banks of North Carolina, surfers, politicians, scientists and residents are racing to answer these questions. Beach engineering has been our only approach so far, but is there something else out there to be explored? Our development of the coastlines put us in a tough predicament, and it’s time to start looking for solutions.

Hiring our Heroes Toms River

Hire a VetHiring our Heroes Veterans Event in Toms River

On October 22, 2011 from 9AM to 12PM, there is a hiring fair for veteran job seekers, active duty military members, Guard and Reserve members and eligible spouses at American Legion Post 129 in Toms River

This event will be a one-of-a-kind FREE hiring fair for both employers and job seekers.

Employers and job seekers must be pre-register for FREE at HoH.GreatJob.net.

This hiring is being conducted by the Toms River Ocean County Chamber of Commerce and the American Legion Post 129 as part of a larger effort by the US Chamber of Commerce and The American Legion to help veterans and military spouses find meaningful employment. Other partners for this event include the Department of Labor Veterans Employment and Training (DOL VETS) and the Employer Support of the Guard and Reserve (ESGR) in New Jersey.

A complimentary breakfast will be served to all attendees.

On a personal note: Before becoming a REALTOR I worked for a campany that specialized in placing military officers and enlisted technicians with leading multi-national companies across the globe...some of those companies included General Electric, Siemens, Pfizer, General Motors, Johnson Controls, US Steel, Exelon, Schlumberger and many, many others

The results were stunning to some, but not to me; Every single one of those corporations that worked with us fell all over themselves marveling at the dedication and professionalism exbited by the candidates. As a matter of fact, when we did follow-ups a year later on former military individuals placed within those companies they had the lowest attrition rate any 'sub-group' they've EVER hired.

So, if you're an employer, do yourself a favor - Hire a Hero!

Barnegat Lighthouse State Park Could be Privatized

Barnegat Lighthouse

Though the Barnegat Lighthouse has stood as a beacon to sailors and beachgoers along the Jersey Shore for almost 150 years, the state's fiscal constraints might force a local agency to take control of the park.

During the last two weeks, a variety of groups, including the Southern Ocean County Chamber of Commerce and the Borough of Barnegat Light, have expressed an interest in operating the Barnegat Lighthouse State Park. The state Department of Environmental Protection's Division of Parks and Forestry runs the park now.

During a recent Borough Council meeting, the council adopted a resolution asking the department, the agency that now runs the park, to consider turning over its management to a local group. Officials said the group would include municipalities on Long Beach Island and a variety of different civic groups that include the Friends of Barnegat Lighthouse State Park, a volunteer group that helps raise funds for the continued operation of the park.

State officials are willing to listen to any idea of outsourcing the operation of the park, but they are not just going to off-load the park, said Larry Hajna, a spokesman for the department.

Barnegat Light's interest in operating the park comes on the heels of representatives for the Southern Ocean County Chamber of Commerce talking to state officials about the idea of running the park.

According to the chambers' plan, a fee would be charged for parking and entrance into the lighthouse. Reynolds said the fee would only be "a couple of dollars." Currently, there is a $1 fee to enter the lighthouse during the summer.

Officials said it would cost approximately $250,000 a year to run the park.

The idea of privatization of state parks is nothing new. In July 2010, a report issued by the New Jersey Privatization Task Force stated state officials should look into "long-term concession agreements for the operations and management of all state parks" as a way to save money.

Jeff Tittle, the executive director of the Sierra Club's New Jersey chapter, said the talk of privatizations shows state officials are interested in getting out of the parks business. The club is a non-profit group that seeks to protect public access.

Fifteen years ago, staffing was approximately 850 at state parks; now we are down 407 staff members. We are seeing a dismantling of the state park system.

Joseph Mancini, mayor of Long Beach Township, said the park should stay under the control of the either the borough or the Friends group. Information from: Asbury Park Press,http://www.app.com

Celebrity Chef at Barnegat Library

Aaron Sanchez

Aaron Sanchez will be at the Barnegat Public Library Tuesday, October 11 at 7:00 PM promoting his book Simple Food, Big Flavor.

Sanchez is the executive chef and part-owner of the restaurant Centrico in NYC. He has appeared on Iron Chef and he currently appears on the show Heat Seekers. He is a recurring guest judge on the show Chopped on The Food Network and has also been featured on Chefs vs City.

Aarón Sánchez’s passion for food has placed him among the country’s leading contemporary Latin chefs. He has earned a premiere spot in the world of culinaria, introducing an enthusiastic national audience to his technique and creativity with modern interpretations of classic Latin cuisine. In Simple Food, Big Flavor, rather than over-whelming readers with complex, intimidating dishes, he starts small, showing how one simple but fabulous “base” recipe can become many fantastic dishes. Take Garlic-Chipotle Love, a blend of roasted garlic, canned chipotles in adobo, cilantro, and lime zest that keeps in the fridge for weeks or in the freezer for months. Once you make it, you’re just a few steps away from delicious dishes like Chipotle-Garlic Mashed Potatoes, Bean and Butternut Squash Picadillo, and Mussels with Beer and Garlic-Chipotle Love.

And that’s just the beginning. Sánchez features fifteen of these flavor base recipes, including Roasted Tomato Salsa, Cilantro-Cotija Pesto, and homemade Dulce de Leche. He even shares his plan of attack for making the perfect mole and how to team it up with roasted Cornish game hens, turkey enchiladas, and the ultimate crowd pleaser, braised beef short ribs. He then provides detailed yet easy tips for applying each sauce to everyday meals, whether you spread it on hamburgers, turn it into a marinade for easy grilled chicken, or stir in a little oil and lime for salad dressing with a kick.

With his warm and engaging style, Sánchez equips home cooks with the skills and knowledge they need to come up with their own simple, flavorful meals every night of the week. Your kitchen will be en fuego! As Sánchez says, your food will go from inspiring smiles and polite nods to igniting ridiculous grins and bear hugs. Enjoy.

Meet Aaron Sanchez at the Barnegat Public Library Tuesday, October 11 at 7:00 PM were he will be promoting his book Simple Food, Big Flavor.

Long Beach Island Open House Tour of Homes

LBI Real Estate Karl Hess

The Long Beach Island Foundation of the Arts and Sciences presents the Long Beach Island Open House Tour of Homes. You'll tour seven exquisite homes that capture the history of Long Beach Island and its renowned architecture. Featuring houses chosen for the unique style, lush landscaping, dynamic interior décor, and sustainable building practices, this tour should be not missed! This year's tour is composed entirely of homes on the north end of Long Beach Island and is one of thier best tours ever!

The Long Beach Island Foundation of the Arts and Sciences (LBIF) was established in 1948 as a non-profit institution by artist Boris Blai. It provided arts and educational opportunities for the quiet island community. Blai felt that through exceptional art classes, exhibits and other activities the LBIF could engage summer visitors and residents.

Over the years, the organization has developed through the generous support of its membership, which includes 600 families from the Mid-Atlanrtic states.

The organization is a vibrant community resource dedicated to providing arts, science and recreation programs to the members, residents and visitors to the area. The LBIF provides an After School Arts Education Program for nine area schools, an Artists' Residency and Retreat Program for New Jersey Artists, a Visiting Artists Program in Ceramics during the summer season, and special ceramics scholarships and residency opportunities.

Science is a key to understanding the world around us. The LBIF develops science related activities to serve thier members and the community.

"Taxi" Star Judd Hirsch at Surflight Theatre

Judd Hirsch

This is the last weekend to see Judd Hirsch at the Surflight Theatre on LBI in ART.

Oscar-nominated, Tony & Emmy Award-winning actor Judd Hirsch stars in Yasmina Reza’s internationally acclaimed, Tony Award-winning comedy ART.

Judd Hirsch ("Numb3rs," "Taxi", "Ordinary People," "A Beautiful Mind") directs and stars in this smart and funny play that explores the value and meaning of both friendship and art when a (nearly) all-white painting ignites an escalating argument among three men, threatening to destroy their long friendship. "Ninety-Minutes of Ferocious Fun!"

Judd Hirsch is probably best known for his portrayal of Alex Rieger in the classic television series "Taxi," a role that earned him two Emmy Awards for Outstanding Actor in a Comedy Series. Hirsch also starred as John Lacey in the series "Dear John," for which he won the Golden Globe for Best Actor in a Comedy, before starring opposite Bob Newhart in the comedy series "George & Leo," on CBS.

His feature film credits include "King of the Gypsies," "Ordinary People," which garnered him an Academy Award nomination for Best Supporting Actor, "Without a Trace," "Teachers," "Independence Day" and "Man on the Moon."

Popcorn Park Zoon Rock to Adopt

Ocean County Homes for Sale Karl Hess

The Associated Humane Societies and Popcorn Park will be holding Rock to Adopt this weekend to support animal adoption and the nonprofit organization.

Rock to Adopt is scheduled to take place from 11 a.m. to 7 p.m. Saturday and Sunday at Popcorn Park, 1 Humane Way, Forked River.

The family event will feature music by local artists, face painting, temporary tattoos and balloon designs. There also will be chair massages and fortune-telling for adults.

The Associated Humane Societies, founded in 1906, is the largest animal sheltering system in New Jersey. We comprise three shelters located in Newark, Forked River, and Tinton Falls . Our Forked River facility also includes Popcorn Park Zoo. Established in 1977, Popcorn Park Zoo is a sanctuary for abandoned, injured, ill, exploited, abused or elderly wildlife, exotic and farm animals, and birds.

The Society is a not for profit and Popcorn Park is also a federally licensed zoo. The Society prides itself on thier devotion to the thousands of animals they care for annually and the chance for a better life they offer them.

The Popcorn Park Zoo gets its name because children can buy a box of popcorn to feed to some of the animals which helps fund the park.
